| Mark Krugman
Mr. Krugman, a founder and principal of Marlboro
Realty Associates, L.L.C. has over twenty-five years experience in
real estate finance and operations. He has a bachelor's degree in
accounting and is a Certified Public Accountant.
Prior to founding Marlboro Realty, Mr. Krugman was a
founder and principal of Merit Acquisitions, Inc., a real estate
investment company. Merit Acquisitions acquired and managed a
real estate portfolio in excess of $125 million dollars.
Before creating Merit Acquisitions Mr. Krugman
was the Chief Financial Officer for sixteen years of a national
real estate development and investment firm with substantial
holdings in multi-family and commercial projects, hotels, and
financial institutions. As Chief Financial Officer, he was involved
in the acquisition, development, and disposition of assets, as
well as debt originations and refinancings totaling in excess of one
billion dollars. Mr. Krugman has extensive experience in loan
negotiations with a variety of financial institutions including
several different offices of the Department of Housing and Urban
Development, Freddie Mac and Fannie Mae. He has also set up
accounting, internal control and budgeting models that have
maximized the value of the assets he managed.
Mr. Krugman has been responsible for the development
and operation of thousands of multi-family units and several million
square feet of commercial space. He also managed the successful
conversion of several large rental apartment communities into
condominiums and oversaw the subsequent sale of the units. During
his tenure he has also been responsible for financial management of
several large construction projects.
Camille Strano
Ms. Strano, a founder and principal of Marlboro Realty
Associates, L.L.C. has over fifteen years experience in real
estate finance and operations.
Prior to joining Marlboro Realty, Ms. Strano managed
the Merit Acquisitions portfolio, providing day-to-day management
support for $125 million of multi-family real estate. Ms.
Strano was also involved in the acquisition and disposition of
assets as well as debt originations and refinancings.
Ms. Strano's superb project management skills
include seven years with a major New York real estate development
firm where her duties included systems design and management, and
spending two years managing all facets of a start-up furniture and
kitchen cabinetry business.
